Terms and Conditions
Terms and conditions apply to Guests and all members of their party. It is the guests responsibility to ensure that each member of their party is aware and accepts the Terms and Conditions and the obligations contained therein.

Bookings and payment
All bookings must be made by people aged 18 years or over.

A booking can be made by email or telephone. To secure the reservation into a firm booking a deposit of 25% is required and is none refundable. The deposit is payable by BACS or sterling cheque (made payable to Linda Adams) at Park View Farm, Weston Underwood, Ashbourne, Derbyshire DE6 4PA.

The balance payment is due 6 weeks before arrival. Bookings made within 6 weeks of arrival date are payable in full. Please note you may lose your booking and deposit if the full balance is not received as stated.

If you have to cancel please inform us immediately and we will endeavour to re let the cottage and return your balance payment up to the value achieved by re-letting less a £25 administration fee, your initial deposit is non-refundable. If re letting is not possible, all monies which have been paid will be forfeited.

If the booking is cancelled within the six weeks period and the balance remains unpaid we reserve the right to charge you for the outstanding balance. If re-letting is not possible all monies which have been paid will be forfeited. In the event of guests being unable to travel due to severe weather conditions a refund will not be given, therefore a CANCELLATION PROTECTION INSURANCE IS RECOMMENDED.

You may not under any circumstances transfer your booking to anyone else without our prior consent.

Following your booking, in the unlikely event of your cottage becoming unavailable due to circumstances outside our control, every effort will be made to provide an alternative near by self catering accommodation, or alternatively a complete refund will be paid including the deposit.

The owners do not accept responsibility for breakdown in public or local supplies, including water or electricity, nor any inconvenience caused by such incidences, or by building works that may be deemed necessary.  In the case of any breakdown Guests are asked to notify the owners immediately. We will endeavour to do our best, in conjunctionwith the service company concerned to correct the fault as soon as possible.

Arrival and Departures
Weekly lets usually run from Friday to Friday. Short breaks, are available and usually comprise either a three night weekend stay from Friday to Monday or a four night midweek stay from Monday to Friday. This can be flexible.
Unless otherwise agreed, arrival time approximately 4pm and departure approximately 10.30 am. Occasionally extensions to departure can be accommodated by prior arrangement.

The cottage should be left clean and tidy on departure and any damages must be reported and paid for prior to departure.

There is strictly no smoking in or directly outside the cottage. Visitors will be able to smoke in the garden and grounds.

The number of people occupying the cottage will not exceed the number stated on the booking form unless agreed previously with the owners. We reserve the right to refuse entry to the entire party if this condition is not observed. The cottage is at any time for the sole use of the party that has booked unless otherwise arranged.

The owners cannot accept responsibilty or liability for loss or damage to Guest’s property.

Central Heating  – The Cottage is very warm and cosy and the central heating is included in our price. The under floor heating at Red Lion has been set thermostatically to maintain a comfortable temperature throughout the day and night. Additionally each bed room has its own radiator thermostats. There is a Log Burning Stove in the cottage and  during the winter months we provide one large basket of logs at Red Lion.

Accidental damage or breakage of a minor nature will not normally be charged for, but the owners reserve the right to charge for any non-trivial damage, losses or additional cleaning required howsoever caused. Immediate payment is required to cover any such costs.

We ensure that on arrival you will find the cottage beautifully presented and we ask you to ensure that at the end of the holiday the Property is left in the same state of order and cleanliness in which it was found.

Any complaints must be made known to the Owners immediately. No complaints will be entertained after the end of the hiring period or after the Guest has departed.

Our prices are inclusive of everything you will need for a comfortable holiday including electricity, heating, bed linen and towels.

Wi-fi is available at Red Lion Cottage.

Please note when a reduction is made for two at Red Lion Cottage this is on the basis of the use of one double en suite bedroom plus one bathroom with shower. The further two bedrooms will not be in use.
